Home Features

  • Design, Construction, and Size - The house on the 877 Heath Lake Road property is a Western Mountain-style home built in 2003. It was designed by Boden Mountain Architecture and constructed by Sunshine Builders, both located in Sandpoint, Idaho.
  • There is 5,224 sq ft of finished space inside the building. The main evel is accessed through a large front entry, the garage, or 4 other doors from the front patio or rear decks. The lower level of the home is a walk-out finished basement with two outside doors.
  • The home was designed to accommodate elderly people using wheelchairs or other aids. All necessary services are on the main level with easy access. As an example, all door handles are lever type rather than knobs, making it much easier to open the doors.
  • An oversized three-car garage is attached to the building and has direct access to the main level of the home. Each bay in the garage has its own overhead door with power opener.
  • There are covered and uncovered concrete patios at the front of the home and Trex decking around the west and north side.
  • On the basement level, there is a covered concrete patio located on the north side of the home under the Trex deck.
  • The exterior walls of the home are covered with “Hardi” concrete siding which was last painted in 2017. The roof is covered with 35-year composite architectural shingles.

  • A large double stainless-steel sink is in the counters south of the island. Both of those sinks are equipped with ISE disposals. Other built-in appliances include a cabinet depth KitchenAid refrigerator/freezer, Bosch dishwasher, KitchenAid double ovens, and KitchenAid trash compactor.
  • The “Sunroom” was designed to have passive solar heating in the winter. The roof overhang is sized to allow the sun to shine into the room when the sun is low in the winter and to provide shade when the sun is high in the summer. There are six skylights in the ceiling, two of which can be opened. All are provided with closing shades.
  • Rooms in Basement - In the finished basement, there are 3 bedrooms, two full bathrooms, a family room, an exercise room, a dark room, a utility room, and a large, semi-finished storage room beneath the garage.
  • The bedroom at the west end of the basement has large custom cherry bookcases that cover one entire wall. That room was used as an office and is equipped with special lighting, cable connections, and large windows.
  • Heat and Water - Hydronic in-floor heating is installed in all areas on the main level of the home, including the garage, and all living areas in the walk-out basement. There are 10 independent heating zones throughout the home. Each has a thermostat controller.
  • The boiler and pumps in the heating system were replaced and upgraded in 2023. The new boiler is a Lochinvar KHB 155. A dedicated 500-gallon propane tank provides fuel to the boiler and will stay with the home.
  • The boiler, pumps, and controller for the hydronic heat system use very little electrical power. In case of a power outage, the entire system can be run with a small portable generator that can be placed on the outside basement patio.
  • The Lochinvar boiler also provides heat to an 80-gallon stainless steel hot water tank installed in the utility room. A recirculation pump is installed in the domestic hot water system to keep hot water in all lines whenever the pump is turned on.
  • A large wood burning Xtrordinair fireplace with glass doors and blower system is installed on the main level. A built-in wood box is located near the fireplace. In the basement, a Vermont Castings woodstove is located in the family room.
  • A Water Right softener and sanitizer system is installed on the water supply line to the house. In addition, a Water Cop, Model WC 101, water detection and shutoff system is installed on that supply line and will shut off all water to the house if remote sensors detect water on the floor in selected areas.
  • Lighting, Communication, Security - Many of the interior and exterior lights in the home are controlled by a Leviton programable system that allows the user to turn on or off various lights in rooms and areas from stations throughout the building. A portable programming device and owner’s manual remain with the home.
  • A Panasonic KX-TA624 Advanced Hybrid System controls the intercom, land-line phones, and door phones. This system provides intercom and land-line phone communication in the home and to and from the shop building.

Lot Features

  • LAWN and GRASS - The property has about 2.7 acres of lawn and grass. The lawn areas near the house are seeded with traditional lawn grass mix, while the outlying areas are seeded with a hearty meadow grass mix.
  • All 2.7 acres with lawn and grass are watered by two separate underground sprinkler systems. The controllers for the sprinkler system automatically water the lawn and grass on a programmed schedule that is set based on time, day, and run time for each circuit.
  • The controller for the first system is located in the shop annex and has 18 stations. The areas covered by that system are the grass around the shop, in the orchard, south of the road down to the house, along both sides of the drive way going out to Heath Lake Road, and some trees along the road going west. That system also has 12 above ground heads that water the garden on 2 separate circuits.
  • The controller for the second system is on the south wall of the house garage. The system has a total of 9 stations which cover the lawn areas in front, behind, and to the west of the house, three planting areas in front of the house, and two drip systems for flowers at the front and back of the house.
  • The grassy meadow area south of the pond is not watered by the underground system. That area was planted with a hearty meadow grass mix recommended by experts at the local Co-op.
  • GARDEN - the garden measures 40’ by 80’ and is fully enclosed by a 7’ high field wire fence. That fence is high and stout enough to keep out deer, elk, and moose that range thru the property.
  • The fence has an 8’ wide removable section on the SE end that allows access by a farm tractor and large PTO tiller. A frost free hydrant is located in the NW corner of the garden, inside the fence.
  • As mentioned above under “Lawn and Grass”, the garden is watered by the sprinkler system on two separate circuits. Each circuit has 6 large sprinkler heads mounted about 7’ above ground.
  • RV PARKING - there is a parking area for visiting RVs on grass just north of the garden and east of the shop. A small circular island with flowering shrubs hides an RV dump connection that drains directly to the shop sewer system. A potable water hydrant is located at the other end of the circular island. Power (120 volt, 30 amp) is available about 40’ away in the storage area at the north end of the shop.
  • ORCHARD - An orchard is located just west of the shop building. There are 8 mature fruit trees including apples, pears and plums. The orchard is watered by the underground sprinkler system.
  • ELECTRICAL POWER - Power is provided by Northern Lights Co-op. The supply line from their power poles on Heath Lake Road is installed below ground, running across the field south if the house. The property has a 400 amp service. A step-down transformer and main service panel are located just north of the orchard. Power goes from the main service panel to the house, shop, craft building, barn, and pond outlets thru buried service lines. The house, shop, craft building, and barn each have dedicated service panels. Power from Northern Lights has been very reliable and power outages occur infrequently and seldom last over several hours.
  • WELL and PUMP - The well was installed by Bob Pitts and Sons Well Drilling in 2001. The well is approximately 220’ deep and is fitted with a 3 hp pump. The flow rate in the well is over 15 gpm (which was the limit on the testing equipment that was available). From the well, potable water is piped to the shop where two 86 gallon pressure tanks assure constant pressure in the system at the shop and house. At the well, five water lines run to the house, shop, sprinkler systems, barn, and pond. Each line is provided with a brass shutoff valve. The lines and valves are located in a below ground, frost free casement adjacent to the well.
  • POND - the pond below the house is approximately ¼ acre in surface area and about 10’ at the deepest spot. The pond is lined by an EDPM membrane from Bend Liners and has two water sources for filling or maintaining water level. The first is a conventional ¾” frost free hydrant; the second is a 2” line that terminates just east of the large rock on the edge of the pond. That 2” line has a steel cap that can be removed to fill the pond more quickly. There is a 120 volt, 20 amp power outlet near the water hydrant at the pond. A compressor and in-pond aerator system are installed to help keep the pond water clearer for swimming
  • FENCING - The property includes 50 acres of land. Of that total, about 25 acres are enclosed by a 4 wire, high quality barbed wire stock fence. Where the fence is visible from the road or driveway, it was installed with treated, round wooden posts. In the back where not seen from the road, heavy “tee” posts were used. There are 6 metal corral type gates in the fence at intervals around the perimeter.
  • FOREST LAND - approximately 20 acres of the forest land were professionally logged in 2021 and 2022 to improve forest health and reduce fuel loading.
  • DRIVEWAY and PAVED AREAS - The driveway was paved in 2002 by Interstate Concrete and Asphalt from Sandpoint. The wing areas along the sides of the shop building were also paved at the same time. All the paving was asphalt.

  • THE SHOP
  • The shop is a pole building that was constructed by Long General Contractors in 2002. The sides and roof are covered with painted metal panels. Photos of the construction of the building are available on request.
  • Overall length and width of the enclosed portions of the building are 50’ by 82’. There are two covered open storage areas measuring 63’ by 15’ on each side of the enclosed shop.
  • The enclosed shop has two zones - one is heated and the other is not. The heated portion measures 50’ by 50’, resulting in 2,500 sq ft of space on the ground floor. There is a loft on the west side of the heated section that is about 50’ long by 15 ½’ wide resulting in another 775 sq ft of space.
  • The heated portion of the shop building has the following interior spaces:
  • Wood Shop and office - 42’ by 15 1/2 ‘(650 sq ft)
  • Bath Room - 8’ by 8’ (64 sq ft)

  • The exterior walls in the heated portion of the shop are 6” thick and have fiberglass insulation. All walls and ceilings are covered with dry wall and are painted. Bright lighting is provided on the ground floor by large fluorescent fixtures.
  • At the rear (north) end of the heated shop is an unheated enclosed area equipped with 3 full height sliding doors on each end. This 1,600 sq ft space has drive-thru access and is used for storage of a full size RV, boat, and other equipment.
  • The heated and unheated enclosed storage spaces have concrete floors throughout. There are 2 floor drains in the heated portion.
  • There are also covered storage spaces on pavement on the east and west sides of the building. These two “wing” areas are under roof and measure 63’by 15’ each, resulting in a total 1,890 sq ft of covered storage.
  • Amenities:
  • The 2,500 sq ft heated portion of the shop has hydronic heat in the concrete floor. The system has 3 zones.
  • The heating system has a propane fired boiler in the utility room with a dedicated 500 gallon propane storage tank north of the building
  • The shop has a full bathroom with a toilet, sink, and shower. The bathroom has its own heating zone
  • The main shop has one 12’ wide x 14’ tall garage door which is large enough for a big RV. A second door is 10’ wide x 10 ½’ tall.
  • The shop has a 200 amp electrical service. The mechanical and wood shops have multiple 120 and 240 volt outlets throughout
  • Both the mechanical and wood shops have separate ventilation fans
  • A sewage drain for emptying RV tanks is in the mechanical shop floor on the west side

  • The utility room has the hydronic heat controller and pumps, heating boiler, electric water heater, and pressure tanks for the potable water system
  • The loft over the wood shop provides 775 sq ft of storage
  • The enclosed, unheated storage area on the back of the shop has 3 large sliding doors on each end, providing drive-thru access. This space was designed so users could drive thru and never have to back large equipment into that space.
  • The shop building has dedicated data and intercom systems that connect to multiple locations in the house. This intercom system can be used as a conventional hard wired telephone in the shop and house if the system is re-connected to a commercial “land line” telephone service.
  • THE “CRAFT BUILDING”
  • The “craft building” on the 877 Heath Lake Road property is a metal clad pole building that was constructed by Long General Contractors in 2010. Overall length and width of the building are 20’ by 20’resulting in 400 sq ft of space. The entire building has a concrete floor with a center drain.
  • The building was designed as a dedicated space for pottery, forging, welding, and other craft activities. There is one double door that provides access for larger items. There are seven 3’ x 4’ double pane windows that slide to open. The intention was to have lots of natural light and ventilation.
  • A counter along the east wall is equipped with a double stainless steel sink, faucet, and small electric water heater. There is a dedicated 100 amp electric service panel. There are multiple 120 outlets and one 60 amp, 240 volt outlet for a pottery kiln. There are multiple large fluorescent lights on the ceiling.
  • The building has insulated 6” walls. It has no installed heating system. It is easily heated with small, portable electric heaters

  • The barn on the 877 Heath Lake Road property is a metal clad pole building that was constructed by Long General Contractors in 2010. Overall length and width of the barn are 50’ by 60’resulting in 3,000 sq ft of space on the ground level. The entire ground floor of the barn has a concrete floor. In addition to the 3,000 sq ft of space on the main floor, there is a 35‘ long by 39‘ wide loft above the south end of the barn.
  • The loft provides another 1,365 sq ft of storage space and was designed with a heavy duty floor that will allow storage of hay or equipment. An electric hoist and overhead track can be used to lift items up to the loft. On the ground floor, there are 5 double wooden doors on each side of the barn, leading to interior areas that can be gated as 10 separate stalls for animals. The other two doors are each 11’ wide and 10’ tall and provide access to the end of the animal stall areas.
